True, and if Falcao arrives Di Maria has to be sold, which immediately reduces the number of goals Falcao (and Ronaldo) will score. That's not just a money thing, they've run out of non-EU player positions.
However, I think if Falcao was going there, Perez would not be gambling on selling Di Maria this late in the window. In fact, I don't believe that he would have bought Navas (using his last non-EU place) if Falcao was really in the plan. Of course if the Falcao price drops enough Muppet Perez might find it all too tempting.

Those 3 are Ronaldinho, Messi and Rivaldo. They were Barca players which stopped Real from buying them (not like it stopped them from buying Figo though...)

Well the fee was always going to be the problem with him. They really don't need to sell and he is a worldclass football player. If we want him, a fee around the 50-60 million euros range will be needed imo.
