Buy-out clauses and transfer fees are completely different things. Usually the buy-out clause is set at such ridiculously high value that no one will bother.
I think Santos would VERY happily cash in for 8-9 m and we could get him for about 5-6m if left there on loan. Of course, if there is a bidding war things change but those are the values you would be looking at in terms of Santos' expectations.
