Redevelopment of the stadium, one of the very best in Europe currently, and a nice commercial district surrounding it, regentrification of the general area. But at the end of the day Tottenham Hotspur is a football club not a construction/development company, and from a footballing perspective he has done poorly and Spurs have gone backwards.
